The building was priced based on the current office market cap rate. once we looked into the financials, we realized the building had many small spaces, short-term tenants. WE quickly realized this building was more like an apartment building with the added benefit of easy management since the tenant go home at night. With the added future development potential, we really liked the sight. Within 6 months we had an offer from a developer at $1mm more than my client paid for it.
